Frequently Asked Questions

Everything you need to know about buying and investing in real estate in Tbilisi, Georgia.

How does the payment process work? Do I pay OSP or the developer directly?

After signing the initial agreement, depending on the type of investment, 10–30% of the property price is paid directly to the developer. Following this initial payment, we begin registering the property in your name with the Georgian Ministry of Internal Affairs.

The tenant can pay the monthly rent directly into a bank account that you open with a local bank in Georgia. Depending on the arrangement we agree on with the tenant, rent may be paid one month or three months in advance.

You will need to sign the purchase agreement, a power of attorney, and, of course, the documents required to transfer the property into your name with the Georgian Ministry of Internal Affairs.

What taxes apply when buying real estate in Tbilisi?

There is no purchase tax and no tax on rental income. However, if you sell the property within the first two years of ownership, a 5% capital gains tax applies to the increase in its value. After two years, there is no tax on the appreciation either.

We aim for annual investment returns of 7–8%, separate from potential annual property appreciation of 10–15%.

For a resale apartment, the property is registered on the same day.
For a new apartment, a cautionary notice is registered, and the property is registered in your name on the day you receive the keys.

Do I need to fly to Tbilisi to purchase a property?

It is entirely your choice. We can manage the whole process for you from Israel through a power of attorney signed with our Israeli-Georgian lawyer. Our team will handle all the paperwork for you, including opening a bank account in your name.

If you would like to fly over and visit the property, our local team will accompany you during your visit.

If you choose to visit Tbilisi, the signing takes place at the Georgian Ministry of Internal Affairs. If you prefer to complete the process from Israel, you will sign a power of attorney at one of our affiliated law offices in Israel.
